I love the stillness of deep winter and nature’s unapologetic absence of any floral frippery. In a world which often demands we always be on, it’s nice to know that an off button still exists, unable to be tampered with. I delight in this nature-imposed time-out as it reminds me to take one too, so I can also rest and recharge. I’m grateful for the mild winter weather in our subtropical zone, and the welcome sound of the waves, however chilly they may currently be. And then of course, there’s Valentine’s Day— a holiday I’ve always enjoyed. Pink and red are two of my most favorite colors, and the profusion of their brightness and vitality against the backdrop of winter’s grays couldn’t come at a more fitting time. But aside from the cheery visuals, (and the hedonistic headiness resulting from the profusion of extra cookies, chocolate and flowers) Valentine’s Day has a special place in my heart precisely because it’s the one day that we celebrate matters of the heart. We all have our own personal definitions and experiences of love. But at the core of love’s variegation resides the common theme of relating and the happiness that arises from that connection. Whatever it is we feel affinity for— be it a person, an animal, or a place— when we relate, we connect and feel a sense of happiness because we have the experience of not being alone. Here at the Insider, we always knew that building, supporting, and connecting with our community was important— we’re happiness junkies! And it shows in every page of our publication. This month, we celebrate our love for Myrtle Beach with two articles that celebrate the good old days. In researching content for the article, I came across some great resources. I would like to thank local resident and renowned photographer, Jack Thompson (also featured within), for sharing his genius with us and allowing us to showcase his copyrighted classic photos of Myrtle Beach’s golden years from his personal collection. I’d also like to credit PBS; they ran an uplifting and nostalgic piece about Myrtle Beach last year that filled in some historical gaps. Everyone who has lived through adjustments knows that our innate tendency is to revert to conserving financial resources to weather unknown financial impacts. I have experienced several recessions in my 48 years of professional and business life. As such, I want to give you my perspective to season your thoughts about our market opportunity as we kick off the New Year. Over the years, I’ve observed that certain markets seemed to be recession-resistant. From 1975 – 2010, the Atlanta metro area grew at unprecedented rates because it became an economic corporate hub of the Southeast. The business, but also population growth fueled an offset to the impacts of job losses and stagnation other markets faced. We saw the same thing with Charlotte from 1985 onwards. I believe the Myrtle Beach economy is in a similar population growth pattern that will offer economic advantages to buffer us from national economic patterns other communities will face. For the past five years, we’ve seen a population growth surge due to the influx of retirees moving here. And it’s not just the Baby Boomer generation: today, the Grand Strand offers a laid-back lifestyle of economic value without the extremes of weather, cost, or congestion found in Florida. Cold weather, high taxes, and population congestion are compelling retirees to come; and their children, close relatives, and friends come to visit and then move here too. New residents lead, of course, to new consumers of local goods and services. This represents a predictable rise in demand for business services regardless of the national trends. And if you’re a small business owner, the best way to reach people is through targeted marketing and specialized media to make them aware of what you offer. For more than seven years, The Coastal Insider has been the voice of our local business community, showcasing the services that it provides via dynamic ads and articles. We are unique in that we reach people both through print and digital media, and offer a personalization and connection that fosters long-term relationships between businesses and our local community. Prospecting is the heart of business success— and successful businesses will stay the course or gain greater market share when their competition capitulates market opportunity. This past year brought an upgrade to our publication in layout and design. We also changed its title from the Coastal Insider to Coastal Real Estate to better serve our community by including more content reflective of the vibrancy of the real estate market. We did a soft launch that included both real estate and community articles, and sought to have the efforts of both sections blend together. After a year, the feedback has been consistent: our readers preferred to see the Coastal Insider remain as the primary face of our publication. It’s always been our mission to stand by the small businesses in our area, and to preserve the uniqueness of our community by serving it the best we know how. And so, we’ve listened to you, our readers. This month, you’ll notice the change in our cover, as we transitioned back to our title of the Coastal Insider. From the start, we envisioned our publication to act as a reference tool and compass for our readers searching for products, services, real estate, events, or anything that’s an asset to our community. Since our inception, I’ve met thousands of faces in this community, and I’m honored each month to be a part of bringing just a few of their voices to you. I’ve said it before, and I’ll say it again: small businesses are the heartbeat of this community, and we believe in supporting that beat through our publication. We’re grateful for your voice, and invite you to continue sharing with us how we can make our publication ever-better. Additionally, we have always been and continue to be passionate about the ever-changing real estate market; we will continue to keep our listings and our rentals current so our community can best utilize this information. You’ll see the real estate information in the second half of the publication. Before we say farewell to 2022 and embark on a new year, we’re happy to celebrate the accomplishments of our local community in bringing a little extra joy to children this holiday season via Operation Christmas Child. I’ve participated in this organization ever since I was a little girl. I would save my happy meal toys from the McDonald’s drive-through to pack up and send to my grandmother who would put the final touches on our family’s group box before dropping it off. Now, as a mother, I know how special this initiative is— to be there for children you’ve never met, to make them smile, and offer a token of your care. A MESSAGE FROM OUR TEAM

I’ve been at Berkshire Hathaway HomeServices Coastal Real Estate and the Insider for over a year, working with social media, email marketing and blogging. I began as an intern through a program called CoBe, a student consulting group sponsored by my school, Coastal Carolina University. CoBe conducts research for outside companies, and through this program, I became connected with the Insider.

I’m originally from Bedford, Pennsylvania. I moved here eight years ago with my family, and now I call Myrtle Beach home. I love the area. I like the beach, and that it’s just busy enough to find things to do, but not so busy to the point where it’s overwhelming. I also prefer the warmth of the summer, spring and fall seasons down here. Most of all, I appreciate the sense of community as well as the community aspects that the Insider supports and fosters.

I’ve learned so much about local area businesses from my time here attending photo shoots of our local area businesses as well as from creating social media posts that share in more detail who they are and what they have to offer our community.

Since I started, I’ve learned new skills and how to adapt in this constantly growing environment. I began exclusively with social media, but have since expanded my skillset to learn about photography, drone videography, blog writing, and email marketing.

It’s obvious that the people who work here care about one another, and I’ve made a lot of friendships during my time here. The deeper relationships that we create make the working environment easier because they facilitate more genuine conversations and collaboration.

This month, you can witness my talents on our blog and social media platforms, as well as emails and other real estate marketing materials.

A MESSAGE FROM OUR TEAM

When I first began working with the Insider and Berkshire Hathaway HomeServices Coastal Real Estate office, I was an executive administrator, handling all the day-to-day functions of the office. This year, I took over the position of director of property management for all the rental properties that we manage. Now, I oversee the entire property management division— which numbers around seventy properties that span the entire Grand Strand.

Our available rentals are featured every month in the real estate section of the Insider. For these rentals, I advertise the property; orchestrate the showings; conduct background checks; draw up the lease and accompanying paperwork; and conduct the full placement of the tenant. I coordinate and manage all the financials and handle maintenance requests.

With my new job, I feel I have officially found my calling in life. There’s something different happening every day: every call, client interaction, and request is unique. It’s a busy, dynamic and diverse position that encompasses everything from soup to nuts.

I love the comprehensive level of service that we provide to both owners and tenants. It sets us apart in this market, even though the market remains saturated with the need for both rentals and management. Since Covid, we haven’t had a slow season; sixty-five of our seventy available properties are rented, but that statistic can change by the moment. Since the price for real estate has increased, so too have rental rates. Just as with real estate, things are being rented in a few days or a week— sometimes sight unseen— and they’re not slowing down even as we enter the fall season.

This time of year is one of my favorites. Where I’m from, in Long Island, NY, this is when the leaves change. Even though now I live at the beach, I can feel the change in the air; everything feels more alive, and my senses heightened. It’s also mine and my husband’s first year wedding anniversary coming up, and we’re planning to revisit Savannah— the first place we visited together as newlyweds. Between my personal and professional life— it’s been the happiest year of my life.

I’m constantly making sure that everything is up-to-date— it’s a dynamic, ever-changing task. I love languages, and learning the language of web design and development has been exciting for me. A MESSAGE FROM OUR TEAM

This September ties together and celebrates two important things in my life with my two families— my office and personal one. Firstly, it marks my two year anniversary with the Insider, and secondly, it’s the month when Jews celebrate Rosh Hashanah, the Jewish New Year.
I wasn’t born Jewish; I was adopted by a Jewish family in my birthplace of Portugal, and growing up, fell in love with the faith and its values of upholding the Ten Commandments and the importance of family. As an adult, I wasn’t able to convert in Portugal, so when we decided to move to the U.S., that was one of my first goals. I officially converted in 2021.

This is my second year celebrating Rosh Hashanah with my family as an insider of the faith. It’s a really fun holiday. I’m very close to family, and we all come together to sing, eat and celebrate.
At the Insider, I’m in charge of SEO optimization, website design and development, and social media marketing. A MESSAGE FROM OUR TEAM

This past April marked the five year anniversary of my tenure with the Insider. I began as a part-time employee, delivering the publication to various locations around the Market Common. That evolved into a full-time position that entailed distribution along the Grand Strand as well as handling IT needs— as the latter was a niche I’ve been working in most of my life. I also began addressing a variety of operational needs around both the Insider and real estate branches of our company, until my position grew broader and deeper. Today, my job encompasses everything from IT to logistics, security, safety, health and welfare, risk management, and liability assessment.

It’s basically like a family at this company. We all work together to support one another, and the feeling of camaraderie and satisfaction because of that is what makes it so much fun. The real estate market is always changing though— and when the market shifts, we have to shift with it.

A lot of what I do is to support the ways in which our company reacts to those shifts— which means it’s a very dynamic job. In recent years, we have begun performing more support functions for our agents. Now we manage all signage and marketing, as well as create 3D virtual tours for properties.

We’re really impactful when it comes to real estate. We’re the top re-sale brokerage company in the Market Common. But it’s the personal relationships that we forge— whether through real estate or the local businesses who advertise with us, and even those that don’t— that inspire and motivate us, and ultimately help to cement our place in the community as local leaders.

We understand that one person’s success is the success of the entire community— because we’re all connected. We champion solidarity and community over any other value. We’re tied into the community, and our company brings it all together.

A summer month— and one to commemorate both country and Southern culture. In rural Andrews where I grew up, we’d have a community block party every July, and everyone would turn out for it. There was always a live band— The Old Morrisville Brass Band— and there would be dancing and plenty of food and drinks. Even though I miss those good old days— the endless festivals, gatherings and wonderful people in Myrtle Beach are the basis of my soul-satisfying community today. Things change and evolve, like the place we call home, the ways we spend our time, and how we define our community— but some things— like the values we hold dear, never change. That’s as true for me as it is of our publication. As we enter our 7th year of being in print, we still retain our same mission—that of keeping our readers up-to-date on the real estate market, our area listings, stories of the people in our community, and some of the great businesses ready to serve you. This month, we put a spotlight on Window Genie— a contractor we used to safeguard our office windows, as well as reduce the amount of glare coming through them. Not only do they do a great job, but they’re cost-effective too. We also feature Gator Strong Services, who have been advertisers with us for several years. They are hard workers and devoted to their business; it’s so rewarding for me to see how much they’ve grown in such a short time. Lastly, I want to give a shout-out to our marketing director, Megan Parker, whose birthday is this month. Her ability to retain information and keep everything flowing, in and out of the office always amazes me. So happy birthday Megan, and have a joyful July everyone! A MESSAGE FROM OUR TEAM     For me spring has always been a season that’s full of possibilities and potential for new opportunities. The real estate market seems to agree; because traditionally this has been the time when homes and properties hit the market for sale en masse. If you’ve been toying with the idea of putting your home on the market and haven’t yet done so, it’s not too late to get in and reap the rewards of the spring buying trend. I always enjoy photographing homes at this time of year because the first flowers of the season are in full bloom— framing a backdrop for your home, and showing it to its best advantage. This year’s spring selling season is a high-energy one. Properties are moving incredibly quickly. I took pictures of a house the other day, and it sold the same day for $20,000 over asking price. At our office, the vibe is matching the season— it’s high energy, fast paced, and dynamic. Our staff has a family feel, and we all look out for each other. The energy is positive, and everybody works together to support our agents to the best of their ability. Check out our real estate listings on page, ___. At that time, it seemed to the naked eye that only about 30-40% of the homes that were slated to be built, had been. Since that time, we’ve seen this area transform from a defunct Air Force Base and wooded area to an almost fully developed community of homes and bustling urban neighborhood. We originally opened our office in the Market Common as a boutique real estate company— to cater to the new growth in the Market Common area. But our reach has long since become more regional. We are continually expanding our team of agents to meet our company’s growth and the fast pace of this demanding market. Along with that, our support staff is unparalleled in skills and talent to bolster our agents in everything from technology and coaching to customer service and marketing. A MESSAGE FROM OUR TEAM

When I was a child, the December holiday was about the Christmas tree, lights, Santa Claus, and of course receiving presents. I grew up in the countryside of South Carolina, in a little place called Bloomingvale, in West Andrews. The highlight of the season was when my grandmother would cook a fifteen-course meal with produce entirely from her garden. She would preserve the surplus vegetables and fruits throughout the year, and serve them at holiday time. The meats were fresh and organic from local farms, long before organic was a thing. All the food was fresh, pure and homemade. She had twelve children, and our family would gather from all over for the holiday. It was a huge gathering. When I was in high school, she left us abruptly— she was in a car accident and passed away.

Grandma was an anchor and we all rallied around her; after she passed, my family began to spend the holidays individually. Today, my holiday season is much quieter than it was growing up. It’s about love, family and helping those in need. I love the spirit of giving back; there’s a verse in the bible in II Corinthians 9:6-7 that speaks about the cheerful giver. This verse means so much to me because it reminds me of the spirit and values of my Grandma. She was the biggest giver ever. She would feed strangers and the entire community both physically as well as with her warmth and light.

In putting together our December edition, we wanted to illustrate the people in our community who capture that same spirit of warmth and generosity. Will Parker of Will Parker Law Firm, LLC stood out for his ongoing commitment to giving back to the community; as did retired U.S. Airforce Colonel, Douglas Peterson. Especially jolly is this month’s featured local veteran: U.S. Marine Dale Parris, who doubles as Santa Claus with his wife, Trish, as his Mrs. Claus.

Amidst the turmoil of domestic and world news over the past year, we hope these stories can tease a smile or two from your face. For us, they were reminders that many of us have and are continuing to strive to affect the community we inhabit in a positive way. Blessings and well wishes to everyone this holiday season.

A Glittering Legacy: The Birth and Brilliance of Nights of a Thousand Candles Now, the Nights of a Thousand Candles wasn’t born yesterday; it’s been around since 1999. Started by a bunch of holiday enthusiasts, the event kicked off as the Luminaria Festival. Fast forward, it’s now a dazzling spectacle that covers every nook and cranny of the sculpture gardens. A MESSAGE FROM OUR TEAM When I was a child, the December holiday was about the Christmas tree, lights, Santa Claus, and of course receiving presents. I grew up in the countryside of South Carolina, in a little place called Bloomingvale, in West Andrews. The highlight of the season was when my grandmother would cook a fifteen-course meal with produce entirely from her garden. She would preserve the surplus vegetables and fruits throughout the year, and serve them at holiday time. The meats were fresh and organic from local farms, long before organic was a thing. All the food was fresh, pure and homemade. She had twelve children, and our family would gather from all over for the holiday. It was a huge gathering. When I was in high school, she left us abruptly— she was in a car accident and passed away. Grandma was an anchor and we all rallied around her; after she passed, my family began to spend the holidays individually. Today, my holiday season is much quieter than it was growing up. It’s about love, family and helping those in need. I love the spirit of giving back; there’s a verse in the bible in II Corinthians 9:6-7 that speaks about the cheerful giver. This verse means so much to me because it reminds me of the spirit and values of my Grandma. She was the biggest giver ever. She would feed strangers and the entire community both physically as well as with her warmth and light. In putting together our December edition, we wanted to illustrate the people in our community who capture that same spirit of warmth and generosity. Will Parker of Will Parker Law Firm, LLC stood out for his ongoing commitment to giving back to the community; as did retired U.S. Airforce Colonel, Douglas Peterson. Especially jolly is this month’s featured local veteran: U.S. Marine Dale Parris, who doubles as Santa Claus with his wife, Trish, as his Mrs. Claus. Amidst the turmoil of domestic and world news over the past year, we hope these stories can tease a smile or two from your face. For us, they were reminders that many of us have and are continuing to strive to affect the community we inhabit in a positive way.
